The Place

Located at the intersection of Chicago’s Lincoln Park and Lake View neighborhoods, Sheffield Lofts is an award-winning, 47-unit residential lofts-style community owned by the locally-owned, family property group The Enterprise Companies.

The Challenge

In a competitive renters’ market, Sheffield Lofts needed to fill vacant units and retain current residents by offering upgrade amenities to its residents.

But as a local property management group with a smaller budget than other multifamily communities, combined with COVID-19, the Sheffield Lofts’ management team didn’t have the resources, time, budget, or freedom to spend on expensive on-site upgrades.

The Solution

Jen Danisch, the property manager at Sheffield Lofts, discussed the problems facing the property, and her goals for offering something new to her residents that would make Sheffield Lofts stand out. 

After the initial meeting, Danisch was able to get approval for getting started with 2ndKitchen. 

With 2ndKitchen, Sheffield Lofts is able to partner with Zizi’s Cafe – a restaurant that occupies commercial space in the property – to power a new room service menu with unlimited free delivery for residents. 

2ndKitchen also provided Danisch with a way to automate her resident events at Sheffield Lofts – starting with a COVID-safe, virtual launch party with all residents receiving a free entry from Zizi’s to celebrate the new amenity.

The Result

Sheffield Lofts’ residents’ overwhelming love 2ndKitchen and the property has ROI in the first week of launch, with a resident signing an early lease renewal because of the new amenity.

It was a great night, very exciting! We actually received lots of positive feedback from our residents, including an early lease renewal!” said Jen Danisch, Property Manager at Sheffield Lofts.

Despite COVID-19, the launch party engaged the entire community – with over half of residents participating in the virtual launch party event and activating their 2ndKitchen account.

Looking forward, Sheffield Lofts’ residents now have a room service menu available exclusively for its residents, as well as monthly resident events managed by the 2ndKitchen events team.

The new amenity gives the property staff a new, upgraded service found only in their building – giving them a competitive edge on signing new leases and re-signing current ones.
